Property Investor
- Some Points To Consider

Buying a second home or an investment property differs from buying your initial family home or primary residence. There are many additional issues you need to consider when investing in these, including:

  • Purchase in an area that will ensure you will get good return on your investment rather than where you personally might like to live.
  • Associated costs with purchasing an investment property namely, Legal Fees, Stamp duty, valuation fees and landlord registration.
  • Explore interest rate options, as an investor a bank may offer you the option of an interest only mortgage for up to 3 years.
  • Identify any income tax implications – The income you receive will be taxed (less allowable deductions) on a self assessment basis. You should also familiarise yourself with the amount of Capital Gains tax you would have to pay if you decide to sell.
  • All landlords are legally bound to register themselves with the Private Residential Tenancy board (PRTB).  If you do not do this, the interest payable on your investment mortgage is not allowable as a deduction against your rental income.
